    The premise

    Middleton prepares for its bicentennial, and Grey House is to be the party venue. Good witch Cassie is remodeling it as B&B. her first and only guest, Nick Chasen, claims to be a distant relative. He produces papers to prove he's the heir of the builder, colonial era captain Hamblin, while the Grey lady was his mistress and stole it. Police chief and lover Jake Russell goes all the way to motivate her to fight and disprove the claim before she's effectively disowned. Brandon is dared to pass a rascals-initiation by local brat Steve and Duke. George's gardening skills lead to romance.

    Catherine Bell returns as Cassie Nightingale, the gentle maybe-witch of Middleton, as the town gears up for its bicentennial and a mysterious stranger, Rob Stewart, shows up claiming to be the rightful heir to her home. Chris Potter is Police Chief Jake, doing the skeptical-boyfriend investigating. At a weirdness of 8 the magic is wonderfully matter-of-fact: a creeper plant that hugs people's ankles, a truth-telling Veritas plant that blooms on cue, and Cassie chatting with rabbits to keep them out of her garden. At a 7.1 it is one of the better-loved Good Witch entries, cozy and warm with a real eviction-threat plot. How Cassie clears it up stays sealed.

    The film begins with Martha Tinsdale expressing her disapproval of Cassie Nightingale's 'untraditional' lifestyle as Middleton prepares for its 200th anniversary. Cassie is busy transforming Grey House into a bed and breakfast to cover rising expenses. Her first guest is Nick Chasen, a charming man who claims to be a descendant of Captain Charles Hamblin, the lover of the original owner, Elizabeth Merriwick. Nick quickly wins over the town council, including Martha, by offering to procure affordable fireworks for the bicentennial gala. However, Police Chief Jake Russell remains suspicious of Nick's sudden appearance and his intimate knowledge of Cassie's past. The conflict intensifies when Nick produces legal documents asserting that Elizabeth Merriwick was never married to the Captain and essentially stole Grey House, making Nick the sole legal heir. Cassie is served with an eviction notice, forcing her to prepare to leave her beloved home. Amidst this, several subplots unfold: Cassie's father-in-law figure, George, finds a romantic interest in Gwen, a local nursery worker; Cassie's step-daughter-to-be, Lori, helps her friend Jess overcome a secret struggle with illiteracy; and Brandon deals with peer pressure from local bullies. Cassie remains mysteriously calm, focusing on a rare plant called the 'Veritas' (Latin for truth), which she claims will bloom on the day of the bicentennial and compel those near it to speak the truth. Jake's investigation eventually reveals that Nick is actually a serial con artist named Charlie Higgins who specializes in real estate fraud. In a climactic scene at Grey House, the Veritas plant blooms, and Jake confronts Nick with forensic evidence of his forgeries. Nick, seemingly influenced by the plant's properties, fails to maintain his facade and is forced to leave town. The film concludes at the bicentennial celebration, where Lori presents research proving the Grey Lady's 'Captain' was a fictional character from her stories, clearing her name. Under the finale of the fireworks, Jake proposes to Cassie, and she joyfully accepts.
