The film opens with the accidental death of Ray Tisdale, who dies in a gas explosion on his boat at Smith Mountain Lake. His daughter Sara, a ruthless L.A. lawyer vying for partner, reluctantly returns home for the funeral, where she clashes with her sister Lily—a local art teacher into New Age spirituality—and her mother Vivian. Sara harbors deep resentment toward her late father because she discovered 'filthy' love letters to a woman named 'Betty' in the attic years prior, leading her to believe he was a serial cheater. While at the lake, Sara begins having supernatural encounters with Ray’s ghost, who encourages her to 'look a little deeper.' The family's grief is compounded when they discover that a predatory company called Rapture Real Estate has acquired their mortgage and is forcing Vivian into a short sale. Sara investigates and realizes Rapture has targeted the entire community. The conflict escalates when Sara's L.A. boyfriend and colleague, Ash, arrives at the lake; Sara is horrified to learn that Ash and their boss, Winchester, actually represent Rapture Real Estate. Ash attempts to bully Sara into returning to L.A., using a 'predator vs. prey' corporate philosophy. Meanwhile, a subplot involves the 'Smithy Research Society,' a group of local men obsessed with finding a legendary lake monster, and a visiting TV host, Mark Futterman, who intends to mock the town. Sara eventually reconnects with Tyler, a local marine patrol officer and professor, who helps her see the value of the community. In the climax, Sara uses her legal expertise to blackmail her own firm, forcing Winchester to drop Rapture as a client and return all the foreclosed properties to the townspeople. The emotional resolution occurs when Vivian reveals that 'Betty' was actually her own nickname, and the 'filthy' letters were written between her and Ray, proving his lifelong devotion. The film ends with Lily getting her first art commission, the town celebrating at a wine festival, and Sara finding peace with her father's memory.
