    The film opens with Jules Briggs, a florist in Bedford who dreams of becoming a full-time house designer. She attends a real estate auction to buy one side of a duplex, only to run into her ex-boyfriend, Lance Waddell, who has returned from Portland to take over his father's contracting business. Jules wins the auction for the left side, but Lance reveals he already purchased the right side six weeks prior. Their history is fraught; they previously flipped a house together that resulted in a financial break-even and a personal breakup due to Lance's impulsive decision-making and Jules's rigid need for planning. They initiate a wager: the person who flips their side for the highest sale price in eight weeks wins. This rivalry catches the attention of Elsie Baxter, an editor for Innovative Designs magazine, who turns their project into a public 'Duplex Challenge' with a vote to be held at the local Home and Garden show. Throughout the renovation, the two clash over design philosophies—Jules favoring 'Modern Farmhouse' and Lance preferring 'Industrial.' Complications arise when Lance's ex-girlfriend Naomi arrives from Portland to offer landscaping advice, and a permit for Jules's kitchen expansion goes missing after Lance offered to drop it off at City Hall. This leads to a work stoppage that threatens Jules's timeline. However, the tension shifts when Lance sells his late mother's cherished furniture to fund a professional painting crew to help Jules finish her exterior after a rain delay. At the Home and Garden show, both sides are revealed to the public. Jules's side is bright and cozy, while Lance's side features unique upcycled furniture. Jules wins the magazine feature by a mere nine votes. In the aftermath, they confess that they actually voted for each other. Lance admits he didn't outbid Jules at the auction because he wanted her nearby. The film concludes with the two reconciling their romantic relationship and agreeing to become professional partners on their next flipping project.
