    The film opens with Noelle, a single mother in a small condo complex, dealing with her ex-husband Greg, who is aggressively pressuring her to let their son Henry spend Christmas with him and his new partner. Meanwhile, Henry is frequently scolded by a mysterious, grumpy neighbor in unit 224 for kicking his soccer ball against the building's walls. This neighbor, Jeremy, is a former conductor who has become bitter and reclusive following a stroke that occurred on Christmas Day three years prior. Noelle meets Jeremy at her diner and later at a grocery store, where they share a series of charming 'meet-cute' moments. Jeremy is taken with Noelle's kindness, and Noelle is intrigued by Jeremy's soulful nature, neither realizing they live in the same building. The conflict escalates when Henry's pet bunny, Edgar, escapes into Jeremy's apartment. Jeremy, startled and annoyed, leaves a harsh note calling the rabbit a 'glorified rodent' and threatening to call wildlife authorities. In retaliation, Henry jams a toothpick into Jeremy's door lock. While this neighborhood war rages, Noelle and Jeremy go on a romantic date at an outdoor skating rink and a concert hall, where Jeremy reveals his passion for classical music and his history as a composer. The romance hits a wall when Jeremy arrives at Noelle's door to complain about the toothpick incident, leading to the shocking realization that the man Noelle is dating is the 'Scrooge' who has been harassing her son. Noelle immediately cancels their future plans, choosing to protect Henry. In the final act, Henry takes the initiative to apologize to Jeremy for the toothpick and the soccer ball, admitting he was acting out because of his parents' divorce. Moved by the boy's maturity, Jeremy reflects on his own behavior with the help of his friend Frank. Jeremy eventually opens up to Noelle about his stroke and how the trauma of that day turned him against the holiday. Noelle forgives him and invites him to spend Christmas morning with them. Jeremy surprises the neighborhood by working with the building manager, Luis, to restore the large Christmas tree he had previously demanded be taken down. The movie concludes with a community celebration where Jeremy's symphony is played, and he and Noelle solidify their relationship, having found a new sense of family and joy.
