JL Ranch

The film begins at the JL Ranch, where patriarch John Landsburg is under pressure from his daughters, Rebecca and Regan, to modernize the struggling ranch by opening a Bed and Breakfast or selling parcels of land. John, a traditionalist, refuses to 'sell dirt.' The arrival of Lynnie, Rebecca's daughter who has been away at college, brings joy but also tension as she begins investigating the identity of her father, a topic Rebecca has long avoided. The ranch's stability is threatened when a process server named Terrence delivers a notice from the Bureau of Homeland Management claiming that Parcel 14—which contains the ranch's essential water well—is actually government land and the 'lease' has expired. John insists the land has been in his family for a century, but discovers the original deed is missing from his files. It is revealed that Tap Peterson, a wealthy neighbor with a multi-generational grudge against the Landsburgs, is conspiring with a corrupt Bureau official named Jennings and Senator Archer to seize the land for a solar power project. Meanwhile, Rebecca finally confesses to Lynnie that her father was Caleb Peterson, Tap’s son. In a climactic confrontation, Tap reveals a horrifying secret: years ago, he saw a man he thought was John Landsburg sneaking onto his property and shot him in the dark, only to realize he had accidentally murdered his own son, Caleb. Tap has spent years blaming John for the tragedy. As the Bureau's 48-hour eviction notice expires, armed federal agents arrive to seize the well. John and his family refuse to leave, leading to an armed standoff. Just as tensions reach a breaking point, the local community—inspired by John's years of service—arrives to form a human shield. Sheriff Henry Whitlock, who has been investigating the Bureau's claims, arrives with a court-ordered stay of execution from a judge, proving the Bureau's documents were forgeries and saving the ranch.
