    Full story (spoilers)
The film opens with Emily Melrose narrating her return to Evergreen Lane, a neighborhood famous for its magical Christmas displays and intense HOA rules established by her parents. Now dating the HOA president, Jared Farnsworth, Emily is fully committed to the neighborhood's festive rigors. The status quo is disrupted when the Chapmans move out and the 'Jolly Johnsons'—Joe, Jane, and Jimmy—move in. The Johnsons are celebrities in the Christmas world, having won the reality show 'Ho Ho House,' and their arrival sends the neighborhood into a frenzy of starstruck excitement and competitive anxiety. Jane Johnson immediately begins challenging the HOA's established holiday schedule, proposing new events and rule changes for the annual cookie contest, which irritates the long-time residents like Pamela and Ned. Jared, usually a stickler for rules, finds himself intimidated by Joe Johnson, who claims to be a graduate of the prestigious 'Norwegian Santa Academy.' Conflict escalates when the Johnsons install Bluetooth-enabled 'speaker gnomes' throughout the neighborhood, playing loud music at all hours. Jared attempts to issue citations but is charmed by Joe's 'Norse proverbs' and fails to enforce the rules. The neighborhood splits into factions, with Ned even 'defecting' to the Johnsons' side after winning a trophy in their unsanctioned cookie competition. A neighborhood snowball fight turns into a 'code white' tactical battle, leading Emily to realize that the competitive atmosphere is destroying the community. Emily's parents, the HOA founders, return and suggest aggressive 'psychological warfare' tactics, but Emily chooses a different path. She challenges Jane to the 'Christmas Games,' a multi-event competition to decide who has the most holiday spirit. During the games, Emily sees the neighbors arguing and realizes the absurdity of the situation. She gives a heartfelt speech about the importance of love and community, officially withdrawing from the games and 'losing' to Jane. This act of humility prompts the Johnsons to admit they were only being competitive because they felt pressured by their reality TV fame and just wanted to fit in. The neighborhood reconciles, and the Christmas Carnival proceeds with genuine joy. In the final scene, Jared takes Emily on a romantic horse-drawn carriage ride, complete with a string quartet, and proposes to her. Emily accepts, and the film ends with the neighborhood united in celebration.
