    The film begins with Carmen Day, an employee at a storage facility, being harassed by an obsessive ex-boyfriend via phone before she is suddenly confronted by an unseen figure. Meanwhile, Jennifer Shannon and her business partner Dani attend a storage unit auction where they outbid a frustrated man named Lawrence Zetto for a locker filled with unique antiques. Among the items, Jennifer finds a box of plaster masks, including one known as 'La Belle Italienne' or the 'Drowned Mona Lisa.' Jennifer soon discovers that these are 'death-masks'—plaster casts made of people's faces after they have died. When Jennifer returns to the facility to inspect another locker, she discovers Carmen Day's dead body inside. Detective Frank Lynwood initially suspects an accident, but Jennifer notices that one of the masks in her possession is a perfect, fresh likeness of Carmen. The investigation focuses on Lawrence Zetto, the former owner of the locker who has a volatile temper and a history with Carmen, and Grey Baxter, Carmen's stalker-like ex-boyfriend. A secondary plot involves Jennifer's husband Jason and daughter Hannah competing in a sorority-led 'Tiny House' building contest, where Jason's perfectionism slows their progress against the rival Kappa team. Jennifer's partner Dani also begins a tentative romance with Drew, an old high school flame. As Jennifer digs deeper, she discovers the storage facility manager, Michelle, is involved in a black-market fencing operation with a criminal named Roy. However, the breakthrough comes when Jennifer visits a movie theater to verify an alibi for Grey and his new girlfriend, Aimee. She learns that Aimee was actually alone at the theater. Jennifer is cornered at the storage facility by Aimee, who holds her at gunpoint and confesses to killing Carmen out of jealous rage because Grey was still obsessed with his ex. Frank arrives just in time to arrest Aimee. The film concludes with the Shannon family finishing their tiny house, Jennifer helping the now-destitute Zetto sell his remaining inventory on consignment, and Dani's romance with Drew blossoming.
