    The film opens with Shannon Hughes and her father Pete beginning a massive renovation of the Forrest House, which was donated by the local bank to Marie Bishop’s non-profit, Sunny Site Housing. The project is under a tight three-month deadline; if not completed, the property reverts to the bank. Bank President Charles Potter, who lost the board vote to donate the house, is openly hostile toward the project and its volunteers, including Jim Hopkins, a man who lost his home to foreclosure. Mac Sullivan, a crime writer and Shannon's tenant, brings his niece Callie to help, but the atmosphere turns dark when Shannon and Mac return to the site at night and discover Charles Potter’s body in the garage, killed by a blow to the head with a crescent wrench. Officer Tommy Sloane leads the investigation, initially eyeing Jim Hopkins because his blue truck was seen at the scene. However, Shannon notices fresh water damage in the house and realizes someone intentionally sabotaged the plumbing. She suspects Potter was trying to ruin the project from within to reclaim the property. Suspicion shifts to Bank VP Dave Drummond when the murder weapon is found in his car, but Shannon believes he is being framed. While investigating the bank's records with the help of Potter's assistant, Patrice, Shannon and Mac uncover a kickback scheme where Potter was undervaluing foreclosed properties to sell them to a shell company called Mulford Industries. During the investigation, Mac reveals to Shannon the reason he is hesitant to date: he left his previous fiancée at the altar after discovering she was still legally married to someone else. Meanwhile, the mystery intensifies when Whitney Sloane, the bookstore owner, is found to have sent a death threat to Potter. However, the real breakthrough occurs when Shannon realizes Patrice was the one who followed Potter to the house to document his sabotage. In a final confrontation at a credit union, Shannon discovers Patrice killed Potter in a struggle and was trying to access his secret safe deposit box using a key hidden in a donated book. Patrice is arrested, the renovation is saved, and Mac finally confesses his love for Shannon at a book signing, admitting he is 'crazy' about her.
