    One of the best-rated films in this batch at 7.1, and a quietly lovely one. Alison Sweeney is a 911 dispatcher and single mom who rents a room to an injured firefighter, Jeff (Greg Vaughan), and Edward Asner turns up as Chief Buddy. The grown-up worry at its center, loving someone in a high-risk job, gives it real weight. The charm is in the texture: the kids run a secret reading-for-cash business out of a retirement home using a firefighter's boot as a tip jar, and Jeff and Jenny flirt over official emergency radio using call signs. At weirdness 2 it is warm, family-forward comfort. Highly recommend.

    The film opens with Jenny McClain, a 911 dispatcher, learning that her hours are being cut due to county budget issues. To make ends meet, she decides to rent out the guest room in her home. Meanwhile, Jeff Sinclair, a firefighter known by the radio call sign 'Cowboy,' is injured during a rescue when a door blows out, resulting in a displaced leg fracture. Since Jeff lives in a third-floor walk-up and is forbidden from climbing stairs, he answers Jenny's ad. The two realize they already know each other through their professional radio interactions, where Jenny is known as 'Operator 23.' Jeff moves in and quickly becomes a mentor figure to Jenny's children, Luke and Elsie. He helps Luke with a school project on Harry Houdini, teaching him magic and the importance of showmanship. Unknown to Jenny, the children start a secret business called 'Book Readers Inc.' to help earn money for the family, reading to seniors at the Sunbriar Retirement Home. One of their clients is Buddy, a retired fire chief and Jeff's mentor, who is struggling with failing eyesight. As Jeff and Jenny's relationship grows, they go on a 'not-a-date' where they reveal their pasts: Jenny's husband abandoned her and the kids years ago, and Jeff's father died in a fire when Jeff was ten. Jeff harbors deep resentment toward his father's rookie partner, believing the man lied about hearing children in the burning building, which led to his father's death. The romance is tested when Jenny, while working a shift, listens to a high-speed pursuit that ends in the death of a police officer. The trauma of the event, combined with her existing fear of abandonment, leads her to break up with Jeff, as she cannot bear the thought of her children losing another father figure to a dangerous job. Jeff, heartbroken, focuses on his recovery and his relationship with Buddy. Buddy eventually helps Jeff realize that his father wouldn't want Jeff to stop living out of fear. Jeff also confronts his father's old partner and discovers that the man didn't lie; they both thought they heard children, and the partner has lived with the guilt of surviving ever since. In the climax, Jenny discovers the children's secret reading business and realizes how much Jeff has positively impacted their lives. Jeff returns to the house and uses the firefighter code '2n' (two-in, two-out) to explain that they should face life's risks together. Jenny accepts the risk, and the family reunites, finally moving past their shared fears of loss.
