Garage Sale Mystery: The Deadly Room

Jennifer Shannon and her family attend an open house for the beautifully restored Carson house, a grand old property that was once a wreck and now has three million-dollar asking price. The event is meant to help Adrian Merrill close the sale and earn a partnership, but the house already has a strange reputation because of a sealed room discovered during the renovation. Jennifer notices the social and business tensions around the listing immediately: rival agents, an ambitious owner, a Carson heir who still wants the house, and Adrian's own difficult relationship with her sister Tina. After an anonymous blog post claims the Carson house is cursed and calls the sealed room the "deadly room," Adrian decides to prove the rumor false by spending the night in the room with a live webcam streaming her sleep. Jennifer is skeptical but intrigued, especially after all three offers on the house suddenly vanish. The next morning, Adrian is found dead in bed, with the alarm ringing beside her and the video apparently showing no one entering the room. The coroner rules the death natural, but Jennifer cannot shake the feeling that the setup is too neat. Jennifer begins investigating the house and its history, talking to Tina, the Carson heir William, developer Donald Lennox, and Adrian's boss Patrick White. She also learns that Adrian had a history of a mild heart issue and sleep apnea, which could explain a natural death, but the old house itself seems to be the common thread in all the rumors. Jennifer checks the records and learns about an earlier death in the house, then discovers a hidden stairway that leads to the bedroom area. That discovery, along with the anonymous blog and the fact that someone clearly profits from the house's bad reputation, keeps her convinced that the explanation is still missing something. At home, Jennifer and her business partner Danielle, with help from her son Logan, start analyzing the webcam footage frame by frame. They notice that the stream is not truly live: three minutes are missing, and the feed must have been delayed and edited to hide a window of time. Jennifer realizes the killer needed to be in the house already, needed computer skills to tamper with the stream, and needed a method that would leave little or no trace on the body. When she investigates likely poisons and medical agents, the strongest possibility becomes succinylcholine, something that would point toward a person with medical training. That clue swings the investigation toward Peter Mullin, Adrian's former colleague and romantic entanglement, who had both a professional rivalry with her and an EMT background. Jennifer obtains Adrian's work laptop, and the recovered footage shows Peter in the hidden stairway during the missing three minutes, using the delay to inject Adrian and then editing out the crime by returning the feed to normal. When Jennifer confronts him, Peter admits his resentment and his belief that Adrian left him behind. Police close in, and the case is finally exposed as murder staged to look like a mysterious death in a cursed room. In the aftermath, the real-estate mystery is solved, Peter is arrested, and Jennifer is reminded not to solve major cases entirely on her own. The family returns to its warm, familiar rhythms, including the ongoing supportive marriage between Jennifer and Jason. The teen subplot also pays off when Logan finally agrees to go to the dance with Amy, giving the story a lighter Hallmark-style ending after the darker murder investigation.
