    Abigail Jones is a workaholic real estate professional in the city, currently pitching a massive development deal to Antonio, the CEO of DevaCore. Her sister Claire calls with a family emergency: their grandfather-in-law, Frank, has passed away at the age of 104. Frank left his large Victorian home to Claire's husband John, but with a catch—he also left half the house to his longtime handyman and friend, Bo. Claire wants Abigail to use her flipping expertise to renovate and sell the house quickly so they can build an extension on their own home for Abigail’s grieving father, Edward. Upon arriving in Brenbury, Abigail has a prickly encounter with Bo at a coffee shop before realizing he is the co-owner of the property. Bo is adamant about turning the house into a bed and breakfast to honor Frank’s legacy of community service, while Abigail views it strictly as a 'flip' for maximum ROI. The two are forced into a 'roommate' style working arrangement to spruce up the house while they negotiate its fate. During the process, Abigail accidentally mentions a 90-acre vacant lot in Brenbury to her assistant, which leads her boss Antonio to swoop in with a plan to gentrify the town with luxury condos and big-box stores. As Abigail and Bo bond over a Christmas tree harvest and a playful paint fight, the romance blossoms, but it is threatened when Bo discovers Abigail was the catalyst for the DevaCore buyout. Feeling betrayed, Bo distances himself. Abigail, realizing she has lost sight of what matters, consults with her father and sister. She decides to sabotage her own career deal by researching local bylaws and discovering the vacant land is environmentally protected. She presents this to the Mayor, effectively killing the DevaCore deal. Abigail resigns from her firm, reconciles with Bo, and proposes a compromise: they will run the house as a B&B with her sister and John as silent partners, providing the family with long-term income. The film ends with the family celebrating Christmas together, and Bo gifting Abigail a custom-carved phone case that says 'Call Bo.'
